In this service, PROPERTY BUREAU provides supervision in maintaining and managing the rented out properties throughout the rental tenure to ensure hassle-free rental yield and lasting value to the property. We can chart tailor-made programs according to each client’s requirement and execute that for a mutually agreed period of time.

Our Services

Check in Inspection

PROPERTY BUREAU personal will do a meticulous and elaborate inspection of the premises and detail the property owner about the condition of the property and provide professional advice about any repair or maintenance work if required. Moreover, PROPERTY BUREAU will organize and supervise the maintenance and repair jobs on behalf of the landlord.

Formation of Tenancy Contract

PROPERTY BUREAU will undertake the responsibility to constitute the Tenancy contract by collection all the necessary and vital documents legally required to furnish contract in the name of tenant.

Marketing and advertising

PROPERTY BUREAU has the in-house capability and expertise in marketing and advertising the property to reach the right target audience without spillover. Our marketing team research on the above- and below-the-line media including print and electronic channels to decide on the ideal media-mix, to extract maximum value for every dirham spent.

Collection and submission of the Rental cheques

PROPERTY BUREAU will undertake to collect the rental cheques and the security deposit from the tenant and forward them to the landlord.

Reporting system

PROPERTY BUREAU has developed a dedicated and advanced information system by which all property related information will be provided to the landlord. This includes images of the tenancy contract, rental cheques, remittances receipts, maintenance job information, property fitness report, etc.

Remittances and Banking

In time rental cheques deposit and/or remittances as per the requirements of the landlords are the best part of our service.

Repair/ maintenance on call

During the tenancy period, if any maintenance or repair work is required in the property, PROPERTY BUREAU undertakes the task and arrange our professional team to inspect and carry out the work. The whole process is supervised by PROPERTY BUREAU management team to ensure top quality and finish in reasonable cost.

Tenant qualifying/ Screening

Due to legal issues and other financial concerns, it is inevitable to know a bit more about your tenant especially when the property is a high profile one in a high end locale. PROPERTY BUREAU has the means to find out and select the most suitable tenant for your property and will undertake all possible measures to evaluate the payment capacity and potential of the tenant. It is fundamental to have a smooth and hassle-free relation with your tenant to maintain an uninterrupted rental yield throughout the year.

Renewal /Re renting of the Property

PROPERTY BUREAU renews the Tenancy contract according to the prevailing Rules and Regulation of RERA as and when required upon the desire of the tenant. If the property is vacated, PROPERTY BUREAU will carry out the general maintenance and renovation to uplift the face value and make it more attractive for the new prospective tenants. General renovation also helps in longer life of the property.

Check out inspections

At the end of the tenancy contract, if the tenant decides to vacate, PROPERTY BUREAU team carry out an elaborate inspection and make sure that everything in the property is in order and habitable condition, if incase anything is found damaged due to misuse or negligence of the tenant, PROPERTY BUREAU ensures to get this repaired at the cost of the tenant or otherwise deduct from the security deposit of the Tenant.

Follow-ups in case of delay in payments

In case if any of the rental cheques are bounced and/or payments are delayed, PROPERTY BUREAU follows up with the tenants and initiates all efforts to recover the payments. A legal process is initiated and followed if the tenant fails to pay despite all efforts are made. (Please note that all expenses of the litigation are borne by the landlord)

Registration in EJARI

Everyone knows, that a new mandatory framework EJARI system has been implemented by Dubai Land Department in order to protect Landlords’ and tenants’ rights. The registration of every rental contract is mandatory in this system. PROPERTY BUREAU is a Registered Management Supervision company, who is authorized to register properties and Tenants in the system and issue Ejari Contract and registration certificates from our office.
